Whelp, last Tuesday we finally had someone else come look at our house. The following day, they made an offer! It's lower than we were hoping for, but it was the max amount they could offer based on what they were approved for. They are getting a screaming good deal, but it's more important to us to sell and make our move as soon as possible than holding out for a few thousand dollars. Paperwork has been signed and inspection will be next Monday, a week from today.
Please pray and send good thoughts our way that the inspection goes well and they will still want the house! They are using a first time home owners loan, so it will still be at least 60 days before everything is final, but at least we have an end day in site! Yay!

DeleteYeah, awesome news! When we sold our last house it was to buyers using an FHA loan. We'd heard all kinds of bad stories about those loans falling through or getting caught up in nit-picky inspection issues. But it went off without a single hitch and all was well. Fingers crossed that it goes as smoothly for you. At least in the meantime you don't have to do any more showings.

ReplyDeleteI'm glad about not getting a lot of strangers coming through while we're not here. That's just a weird concept. Now the packing part? If we make it out alive, or at the very least still married (jk), it will be a miracle.

That's great, 60 days at least gets you passed Christmas. Don't freak out if they come up with a long list after inspection, usually you can hammer it out pretty easily and offer a few dollars to take care of things that you can't do yourselves. Hopefully the big items like roof and furnace pass okay (quick, have someone come out and clean and service your furnace before inspection so it looks good)!

ReplyDeleteCongrats! Although the time between the "sale" and the finalization is definitely stressful. I can't even imagine packing with two babies! Although I keep saying we need to move again because it always forces me to get rid of stuff I don't need/use. I hope it all goes smoothly for you the next few weeks!
